Receiving your Nice rent from abroad: bank, Airbnb and tax

No law requires an owner to hold a French bank account to own and let a flat in Nice. In practice, everything runs through an account in the Single Euro Payments Area (SEPA): Airbnb payouts, mobility-lease rent, French taxes. Here is how to organise it from your country.

Airbnb: a payout to an account in your country

Airbnb requires the payout account to be in the same country as the host’s address: what matters is your country of residence, not Nice. Hosts living in the European Economic Area are paid by Airbnb Payments Luxembourg; UK or Swiss residents by Airbnb Payments UK.

Available payout methods (bank transfer, PayPal, Payoneer, international wire, etc.) vary by country. The payout currency cannot be changed once the method is set up, and conversion fees apply if it differs from the listing currency. Payouts are sent the business day after check-in and arrive in 3–5 business days by bank transfer, 3–7 days by international wire.

If you live outside the euro area, take payouts in euros to a euro account when possible: you stay in control of when and how you convert.

Mobility lease and transfers: your European IBAN must be accepted

In the European Union, a payer cannot refuse a euro IBAN because it is held in another Member State (Regulation (EU) No 260/2012, article 9); in France the consumer authority (DGCCRF) can fine such refusals. A tenant, concierge or agency can therefore pay rent by SEPA transfer to your Italian, German or Bulgarian account.

This protection covers euro accounts in the EU and EEA; UK, Swiss and Monaco accounts are in SEPA but not covered by the ban. A licensed (carte G) concierge can also collect rent for you and transfer it.

Paying French tax from abroad

  • Income tax: a SEPA account in your name is mandatory and your bank must accept SEPA direct debits. A foreign account on the DGFiP’s list is fine. Withholding instalments can only be paid by direct debit.
  • Property tax (taxe foncière): can be paid monthly from a SEPA IBAN; it is handled by the Nice public finance centre, not the non-resident office.

The DGFiP only accepts its own list of SEPA countries, which excludes the countries that joined SEPA recently (Albania, Montenegro, North Macedonia, Moldova, Serbia). Check before opening an account to pay your taxes.

Opening a French account: useful, not mandatory

The French right to a bank account, administered by the Banque de France, covers people domiciled in France, French nationals living abroad and people legally resident in another EU country. A foreigner living in the UK, Switzerland, Norway or the US is not covered.

A French account remains useful for a mortgage from a French bank, which in practice asks you to route income or rent through it, and for some suppliers’ direct debits. Traditional and online banks set their own conditions for non-residents: read their terms.

What your country may ask you to report

  • Spain: modelo 720 above €50,000 of foreign accounts or assets per category.
  • Italy: quadro RW and IVAFE of €34.20 per foreign account, not due below certain balances.
  • United States: FBAR above USD 10,000 across all foreign accounts.

French banks also report non-residents’ accounts to their country of residence under automatic exchange of information. See the country guides.
