Mixed letting in Nice: a student in winter, tourists in summer

It is the least known route in the regulation and one of the most useful: let to a student during the academic year, then as a holiday rental for three summer months. Outside quotas, no compensation, unlimited, and open to companies.

How it works

The property is let to a CAF-eligible student during the academic year, then to holiday guests for three summer months (June–August or July–September), under a four-party agreement (student, owner, CROUS, City).

  • Unlimited authorisations, outside quotas.
  • No compensation.
  • Open to individuals and companies (SCI, SARL…).
  • 3-month authorisation, renewed every year.

Mixed letting or mobility lease?

Mixed letting keeps three months of holiday letting but caps the student rent and imposes a strict calendar. The mobility lease needs no authorisation and targets tenants on assignment, at market rent, but with no holiday nights.
