The only simulator aligned with the 2026 Nice regulations in force.
Why this simulator
Since 2025 and 2026, Nice has profoundly tightened its framework for short-term letting: a cap reduced to 90 nights per year for main residences, an unprecedented system of quotas per zone for second homes, and an ongoing judicial suspension of authorisation submissions.
As a result, many owners no longer know whether they are allowed to let, nor what steps to take. This simulator answers these questions in a few clicks, based on the official texts and up-to-date court rulings.
Answer 2 or 3 questions and immediately obtain your situation: allowed, under conditions, or blocked, with the list of your declaration and tax obligations.
Step 1
What is the status of the property you want to let?
Your main residence is the home you occupy more than 8 months per year. Below that, the property is considered a second home.
Step 3
Has your building (copropriété) voted to ban short-term furnished letting?
Since the Le Meur law, a building's general meeting can ban short-term letting by a two-thirds majority. Check your building rules if you're not sure.
Answer every question to get your situation.
Frequently asked questions
Yes, but capped at 90 nights per calendar year since 1 January 2026 (down from 120 previously). No change-of-use authorisation is required for a main residence, but platforms automatically block your calendar once the cap is reached. Exceeding it exposes you to a civil fine of up to €15,000.
