Welcoming unknown guests into your home is owners' number-one source of anxiety. Damage, parties, over-occupancy: these fears are legitimate. Our role is to eliminate them upfront, through rigorous and human screening, rather than to suffer them. Here is precisely how we proceed, from first contact to handing over the keys.

A platform that is secure by nature

We work exclusively on Airbnb, and that is no accident. The platform requires every guest to complete an identity verification, a secure payment method and a viewable booking history. So even before we step in, a first filter exists: we never start from a blank page on the identity of the person who wants to book.

Manual approval of every booking

We never enable blind instant booking. Every booking request goes through a manual approval by our team. No guest gets the keys without us having validated their request, one by one. That is the fundamental difference between automated management and genuinely attentive management.

Poorly rated profiles do not get through

Airbnb is built on reciprocal reviews: hosts rate guests after every stay. We rely systematically on this history. A guest carrying negative reviews — damage, breaking the rules, problematic behaviour — simply cannot book your listings. A guest's rental past is the best indicator of how serious they are.

A human exchange before validating

Beyond the numbers, we talk with every guest before confirming. We simply seek to understand why they are coming to Nice, the context of their stay, the real number of people. Without being intrusive, this exchange says a lot: it is in fact very easy to spot the least serious profiles from the way they communicate. A serious doubt at this stage, and we do not proceed.

The right — and the duty — to decline

We fully accept declining certain bookings. Our absolute priority is the safety of your property, not filling it at any cost. Better to lose a night than to welcome a guest likely to throw a party or damage the place. This trade-off we always make in favour of protecting your property — which is exactly what you expect from a concierge you trust.

Mandatory registration before access

The final filter, and not the least: every guest must complete a registration before being able to access the property, providing us in particular with an identity document. No one enters your property without being formally identified. This step holds the guest accountable and provides additional protection in the event of a dispute.

Our stance

Better to lose a night than to welcome the wrong guest.

Many managers think in volume: fill the calendar at all costs. We do the opposite. An unbooked night can be recovered; a damaged property, an exasperated neighbourhood or a ruined reputation cannot.

That is why we accept declining a booking as soon as a serious doubt exists. This standard, invisible to the guest, is what durably protects the value of your property and your peace of mind.
