Why the headline percentage is not enough
A 20% commission may apply to the amount paid by the guest, to your payout after Airbnb fees, or to that payout minus cleaning. It may exclude or include VAT. And cleaning, linen or set-up fees may come on top, or be included. For a Nice flat at the median income, these differences easily exceed a thousand euros a year. The tool above puts every quote on the same basis.
The 12-point checklist before signing
- The carte G licence: the Hoguet Act requires it for anyone managing property for others for a fee on a regular basis. Ask for the number; see our licence page.
- The commission base: guest gross, net payout, or payout net of cleaning.
- VAT: a percentage “excl. VAT” really costs 20% more.
- Cleaning and linen: included, paid by guests, or charged to the owner per stay.
- Set-up fees: what they cover (photos, listing, equipment).
- Minimum term: duration, notice period, exit terms.
- Ownership of the listing and reviews if you leave.
- Rent payouts: directly from the platform, or via the concierge’s account.
- Reporting: how often and in how much detail, e.g. our Friday report.
- The concierge’s professional liability insurance.
- Regulations: help with change of use and the registration number.
- Verifiable reviews from real owners, not just guests.
