Do I need a change-of-use authorisation?

Eight questions, one clear answer, in line with the Métropole regulation of 22 June 2026.

Where is the property?

How the checker works

It follows the order in which the Métropole looks at a case. First the town: the quota regulation only covers Nice. Then the length of stay: monthly letting under a mobility lease (bail mobilité) remains residential use and needs no authorisation (art. L631-7 of the Construction and Housing Code).

Then the status of the property: a main residence can be let for up to 120 days a year without authorisation. Finally the owner, any past authorisation, and the address, which decides the quota zone.

The four possible answers

SituationWhat to do
Main residence, 120 days or fewerNo authorisation; declaration and registration number
Second home, private individual, first timeTemporary authorisation, 5 years, non-renewable
Property-letting company, or authorisation already usedCompensation, mixed letting or mobility lease
