Our methodology
Most concierge simulators are built to always make the concierge win. We did the opposite: we used conservative assumptions for professional management (occupancy uplift capped at +12 points) and we honestly valued what self-management really costs, including your time. If the concierge still comes out ahead under these cautious assumptions, that's a reliable signal.
When self-managing, three items often weigh more than expected: the platform commission, cleaning and linen on each turnover, and above all your time. Check-in, cleaning, listing upkeep, replying to messages around the clock: counted at 3 hours per stay, it quickly adds up to dozens of hours a year. Our single all-inclusive 20% commission absorbs all of these, cleaning and linen included.
The occupancy gain comes from fine dynamic pricing, an optimised listing and responsiveness that improves your Airbnb ranking. We deliberately capped it to stay credible: in the field, the gap frequently exceeds this value on well-located properties in Nice.
