Energy rating (DPE) for holiday lets in Nice

Since the Le Meur law, the energy performance certificate has become a condition for holiday letting. A property rated F or G cannot get a change of use in Nice.

What Nice requires today

  • A DPE under 10 years old.
  • Made after 30 June 2021, under the new method.
  • Rated A to E; otherwise the change of use is refused (CCH art. L631-10).

2034: A to D for everyone

From 1 January 2034, the class required for a change of use becomes A to D, and every holiday let that is not the host’s main residence must meet it, including those already authorised.

Inspections

The town can demand the DPE within 2 months, under a €100 daily penalty. A non-compliant DPE exposes you to a fine of up to €5,000 per unit and possible withdrawal of the registration number.
