Who looks for a mobility lease in Nice? Six tenant profiles that fill the winter

When the tourists leave, another clientele arrives in Nice: people who come to work or train for a few months. They want neither a hotel nor a one-year lease, but a furnished, ready-to-live flat for a set period. That is exactly what the French mobility lease allows.

1. Hospital interns

French medical interns change department every six months: semesters start in early November and early May. Posted to Nice University Hospital or another hospital in the region, they often have a few weeks to find a flat. Six months of mobility lease, right in the low season.

2. Apprentices and interns

Université Côte d’Azur, EDHEC in Nice, SKEMA in Sophia Antipolis, the Paul Augier hotel school: thousands of students, many on internships or work-study contracts. End-of-study internships often run from January to June.

3. Consultants and engineers on assignment

Sophia Antipolis gathers large tech, engineering and research groups. Assignments of three to nine months are common, and many consultants prefer to live in Nice. The assignment letter is enough to prove eligibility.

4. Transfers to Monaco and the airport

Monaco employs far more people than it has residents, and housing in the Principality is expensive. Nice is the natural base for a few months while looking for a permanent home. The same goes for teams posted to Nice Côte d’Azur airport.

5. Project and event crews

Major urban works, the Carnival build-up in February, film shoots, trade fairs: technical teams stay several months, often housed by their employer, who values a simple lease without deposit and with one month’s notice.

6. Vocational training

Career changes in healthcare, aerospace or hospitality, long employer-funded training: a tenant in vocational training is eligible. These stays often last two to eight months.

Not eligible: holidaymakers, retirees spending the winter in the sun, remote workers without an assignment or transfer.

How to prepare your flat

These tenants live in the flat, they do not spend a weekend there. Their expectations differ from tourists’:

  • A real workspace and stable fibre broadband.
  • A fully equipped kitchen and a washing machine.
  • Proximity to the tram, stations or the routes to Sophia and Monaco.
  • Enough storage for several months.
  • A responsive contact throughout the tenancy.
