Mobility lease and Airbnb in Nice: letting by the month while staying on the platform

In Nice, the 2026 regulation made change-of-use authorisations scarce, and winter empties part of the calendars. Monthly letting under a mobility lease keeps a flat occupied and profitable without leaving the platform that built your reviews. Here is how to do it properly.

Two situations, one tool

If you still hold a change-of-use authorisation, the mobility lease fills the quiet months from November to April before reopening to nightly guests for the season.

If your authorisation has ended, or you could not get one in a quota zone, the mobility lease becomes your main model all year, since it is residential use, not a holiday rental (art. L631-7 of the Construction and Housing Code).

Setting up the Airbnb listing for long stays

The listing must only accept stays of a month or more, with a monthly price and a description that states the framework clearly: furnished letting under a mobility lease, for people on assignment, internship, studies, training or transfer. Each booking request triggers a check of eligibility and identity; the lease is signed electronically before arrival.

A typical calendar in Nice

For a one-bedroom flat in the centre that still holds an authorisation, this rhythm works:

  • Early November to end of April: a six-month mobility lease, typically a hospital intern or an intern.

  • September and October: short stays, or a two-month lease for an autumn assignment.

  • Skipping the inventory and check-in report: both are mandatory.
