How prices are calculated
The starting point is your weeknight price in April, Nice’s shoulder season. Each month then gets a coefficient, from 0.70 in January and 0.72 in November to 1.45 in July and 1.55 in August: the gap seen in Nice between the winter low and the summer peak, when a listing earns about three times more in August than in January (AirROI).
On top come Fridays and Saturdays (+15%, only +5% in July and August when every night sells), French school holidays (+8% when one zone is off, up to +20% when all three are), nights before bank holidays (+12%) and events, weighted by neighbourhood: the Monaco Grand Prix matters far more at the Port than in Fabron, the Cannes Film Festival the other way round.
These coefficients are our own pricing rules, drawn from managing our flats and from the Nice Tourist Office barometers. They are benchmarks, not promises: adjust them to your actual bookings and lower dates that are still empty six weeks out.
Entering these prices in Airbnb
In the Airbnb app, open Calendar, select a date range and edit the nightly price and minimum stay. The CSV file groups consecutive nights at the same price, so you only need to copy them across. The calendar reminders alert you 120 days before each event, the right time to open those dates. If you would rather not deal with it, pricing is included in our management at 20% + VAT.
Frequently asked questions
The median night for a Nice listing is about €101 (GuestFavorites, September 2025 to August 2026), but the right price can double or more depending on the date: around 70% of your shoulder-season price in January, over 150% in August, and much more during the Monaco Grand Prix. The calendar above works it out night by night.
