Economic spin-off is estimated at approximately €35 million for the city, generating more than 1,400 direct jobs. 2026 attendance grew by around 20,000 spectators compared with 2025, confirming the dynamic of this more-than-centenarian event (153rd edition in 2026).

For the accommodation market, the Carnival is an exceptional period: Nice fills up, hotels are sold out on the flower-battle weekends and Airbnb demand explodes, particularly on properties close to the Carnival route (Promenade des Anglais, Place Masséna, Jardin Albert 1er, Avenue Jean Médecin).

Every year the Carnival creates an Airbnb demand peak comparable to a long July weekend, but in the depths of low season. For an owner who knows how to leverage it, this is an opportunity to turn what is usually the year's weakest month into one of its best.

Who are the Airbnb guests of the Carnival?

The profile of Airbnb guests coming for the Nice Carnival breaks down into three main categories, each with their own expectations.

French families

This is the largest category. Mainly from Provence, Rhône-Alpes, Île-de-France and Paris, they often come for extended weekends during the winter school holidays (zones B and C concerned). They look for 4- to 6-sleeper properties, within walking distance of the Carnival route, with a fully equipped kitchen for preparing meals (family budget).

European couples and groups of friends

Italian, Spanish, Belgian, Swiss and British guests. They often come by air (Nice Airport is one of the main Schengen gateways) for 3 to 5 nights. More demanding on comfort than families, they look for stylish properties with a good central location and flexible check-in (flights often arrive in the evening).

International travellers

The Nice Carnival is referenced in international guidebooks (Lonely Planet, TripAdvisor, National Geographic). A significant share of guests come from the United States, Canada, Japan or South America, often as part of a Côte d'Azur tour. They typically stay for 5 to 8 nights and combine the Carnival visit with other stops (Cannes, Monaco, Èze).

Lever 1: tailored dynamic pricing

The Carnival is an event with constrained demand: the number of available rooms in Nice is finite, and demand far exceeds supply at peaks. The consequence: rates can be very significantly increased without losing occupancy.

Our pricing recommendations for the Carnival period (around the key dates of the parades and flower battles):

  • Pricing coefficient of 1.5 to 2.2 versus a standard February weekend, depending on location and standing.
  • On the flower-battle weekends (generally Saturday-Sunday in the middle and end of the Carnival), coefficient 1.8 to 2.5.
  • On the opening evening and closing night (Charivari, burning of His Majesty), coefficient 2 to 2.8.
  • For properties within a 10-minute walk of the route, additional premium of 15 to 25%.
  • For sea-view properties on the Promenade des Anglais (main route), additional premium of 25 to 40%.

Lever 2: minimum stay duration

Most Carnival guests book for 2 to 5 nights. Too low a minimum (1 night) unnecessarily saturates your turnover schedule and caps your average rate. Too high a minimum (7+ nights) cuts you off from a significant share of demand.

Our recommendation for the Carnival period: 3 nights minimum on the flower-battle weekends, 2 nights minimum on weekdays, and 4 nights minimum if you are located within 5 minutes of the main route (Promenade or Place Masséna). Lever 3: optimising the listing for the Carnival

Your Airbnb listing should explicitly mention the Carnival during the months of November to February. In practice:

  • Add a mention '5 minutes' walk from the Carnival route' (or the actual distance) in the title, subtitle or first paragraph of the description.
  • Explicitly list the Carnival under the listing's 'nearby points of interest'.
  • Add a seasonal cover photo (view of the route, Carnival atmosphere) from 1 November to 5 March.
  • Update the 'What to do in the neighbourhood' section with a dedicated paragraph on the dates and highlights of the current Carnival.
  • If possible, translate these sections into English and Italian: 50% of Carnival guests are international.

Lever 4: preparing the property and the guests

Carnival guests have specific expectations that you can anticipate to make the difference and trigger additional 5-star reviews.

Amenities and comfort

February in Nice is mild but can be rainy: provide quality umbrellas in the property, a coat rack at the entrance, and a powerful hairdryer (guests often come back damp from the flower battles). A kettle and a quality coffee machine are also very much appreciated (evenings are cool).

A dedicated welcome guide

Prepare a dedicated Carnival page in your digital welcome guide: official programme, advice on buying tickets (seated, standing, reduced rates for children), restaurants near the route to book in advance, modified tram and bus timetables during the parades, safety advice (valuables). This level of detail systematically triggers very positive reviews.

Structured guest communication

Send an Airbnb message 5-7 days before arrival with: confirmation of dates and check-in time, link to the official Carnival programme, a recommendation to book certain tables and activities in advance. On the day of arrival, a welcome message with the wifi code, the property codes and a short note saying 'enjoy the Carnival'. This is the minimum for a professionally managed property.

Lever 5: leveraging the run-up and aftermath

The Carnival is not limited to the 19 official days. A significant share of guests extend their stay by 2 to 4 days before or after to explore the region (Cannes, Monaco, Èze, Villefranche-sur-Mer). Anticipating this demand allows you to extend the peak pricing period.

Our recommendation: apply a reinforced pricing coefficient (1.2 to 1.5) over the week before and the week after the Carnival, rather than waiting for an abrupt drop from 2 March. The pricing transition must be progressive.

How much does it concretely bring in?

Over the 19 days of the 2026 Carnival, a properly managed standard one-bedroom flat in Nice Centre generated between €4,500 and €7,500 of gross income (vs €2,500 to €3,500 for a standard February month outside the Carnival). On the Promenade des Anglais or in the Carré d'Or, the figures can reach €8,000 to €12,000 over the same period for premium sea-view properties.

For an owner under personal management not practising fine dynamic pricing, the missed income over the 19 days of the Carnival is typically €1,500 to €4,000. Across the full year, combined with other untapped peaks (Nice Jazz Festival, Monaco Grand Prix, Acropolis conferences), the gap can reach €8,000 to €15,000 of annual income lost.

For an owner still hesitant to entrust their property to a professional concierge, the Carnival is often the event that tips the decision. The income gap is too visible.
